Ocean Palms is a high-rise oceanfront condominium undergoing significant restoration and capital improvement work to address aging building components and extend the long-term service life of the property. The project includes concrete repairs, post-tensioned slab repairs, stucco restoration, waterproofing improvements, pool deck waterproofing replacement, and roof replacement.
Power 10 serves as Engineer of Record for the restoration program and provides engineering design, construction administration, contractor coordination, field observations, and special inspection support throughout the project. Working closely with the Association, property management team, contractors, and project stakeholders, Power 10 helps guide the successful execution of complex restoration work within an occupied high-rise residential environment.
Millecento Brickell- Miami, FL
Services Provided: Structural Assessment, Building Envelope Evaluation, Restoration Consulting
Millecento is a luxury high-rise condominium located in the Brickell district of Miami. Power 10 was retained to evaluate building envelope and structural conditions affecting the property and to assist the Association with planning future restoration and maintenance initiatives.
Services included condition assessments, field observations, engineering reporting, repair recommendations, and evaluation of building envelope and structural components. The project focused on helping the Association better understand existing conditions, prioritize future improvements, and develop a strategic approach to maintaining and protecting the long-term value of the property.
Seaglass - Bonita Bay, FL
Services Provided: Building Envelope Consulting, Structural Consulting, Owner Advisory Services
Power 10 serves as a consulting engineer to Seaglass at Bonita Bay, a luxury high-rise condominium located within the Bonita Bay community. The firm provides ongoing engineering consulting services to assist the Association with building-related matters involving structural systems, building envelope performance, capital improvement planning, and evaluation of proposed modifications affecting the property.
Services include engineering review of specialty projects, evaluation of structural and building envelope concerns, owner advisory services, and technical support to assist the Association in making informed decisions regarding the maintenance, repair, and long-term stewardship of the property.
Lake Point Tower - North Palm Beach, FL
Services Provided: Owner’s Representation, Construction Administration, Waterproofing Restoration Oversight
Power 10’s Principal served as Owner’s Representative for a major pool deck and waterproofing restoration project at Lake Point Tower Condominium. The project involved coordination among the condominium association, contractors, consultants, and other project stakeholders to support successful planning, execution, and completion of the restoration program.
Services included construction administration, project coordination, progress observations, review of construction activities, budget and schedule oversight, and assistance with issue resolution throughout the restoration process. Acting on behalf of the Association, Power 10 helped facilitate communication among project participants while protecting the owner’s interests during all phases of the work.
Drawing upon extensive experience in engineering, construction, project management, and real estate development, Power 10 provided practical guidance and oversight to assist the Association in successfully executing a complex restoration project within an active occupied condominium environment.
